The Smart Buildings Show is the leading UK event for Smart Buildings, connecting visitors to the latest information and technology in the industry. Since launching in 2017, the show has grown every year, as has the market. With Net Zero target timelines fast approaching, interest in smart building software has surged. To continuously improve building performance, a solution is required that works seamlessly across the multitude of different data sets and variables typically found in commercial buildings. In this session John will explain how energy and carbon reporting can be improved and show practically how the data can identify what can be done to reduce energy consumption. John will demonstrate a method allowing interoperability between systems and how to improve the cause and effect scenarios for FM teams, as well as allowing tenants or owners to get the best from a building for their users.

Deepmind, a British artificial intelligence company, were moving into their new flagship 11-storey building in Kings Cross, S2. As with all the new office buildings at the King’s Cross redevelopment in London, S2 is being designed with the latest technology to meet the BREEAM standard ‘Outstanding’.

The role of Onnec was to design and install the Structured Cabling for the new construction. Our Structured Cabling Solution comprised of 11 floors, 2 MDF’s, 8 IDF’s, 2 MMR rooms 2 AV rack rooms and an AV server room. We implemented a fully diverse copper and fibre backbone infrastructure between all comms rooms.

The result was the successful delivery, on programme and to a world-class standard meeting global standard for GEN and AV installation. This could not have been completed without the outstanding team behind us, all working together with one goal in mind from, design to site management, and an excellent team of on-site engineers.

Master System Integrators

We were also tasked to be the MSI contractor, creating an IP open platform to integrate all building systems. The role of the Master System Integrator (MSI) was a critical element for the full harmonisation of the building’s networks, ensuring smart automation of the building was both possible and effective.
As MSI experts, we managed the restructuring, testing and secure commissioning of the smart building networks. Our MSI experts coordinates and commissions the smooth operativity of the separate data networks into one unified smart building solution.

The result is a seamless integration of all third-party smart technologies into new and legacy BMS, providing realtime data and visualisation.

Data Centre design and installation across Europe and Asia

We were initially appointed by our client, ServiceNow, in 2017 to undertake a Data Centre (DC) cabling and cabinets installation within the Equinix colocation DC service centre in Slough, UK. We were directed by ServiceNow throughout the project and were required to work in strict accordance with its DC specification. This initial project duration was approximately two weeks.

The client was very particular about how they wanted their 1st DC installed and wanted to make sure that everything was exactly to its high standard. This was achieved by benchmarking works and discussing how things may be improved.

Leveraging unrivalled expertise and leading-edge technology, the client commissioned us to subsequently deliver a further 12 similar projects throughout Europe, Asia and South America. Today we are ServiceNow’s preferred DC cabling installation supplier globally.

Future-Proofing the Building Operations for a Global Technology Customer

As one of the world’s most successful companies and a leading advocate for innovation in sustainability, our customer needed to optimise the operational efficiency of their London headquarters building. 

The project aimed to enable data-driven decision-making by extracting building systems data for secure upload to their cloud platform. By making the data visible and available to our Fault Detection & Diagnostic dashboard (FDD), their operational teams would benefit from a customizable, rules-based decision engine that is independent of the underlying systems, all whilst still using traditional building systems protocols for the on-site communications between systems for interoperability between them.

The approach was to select devices that, where possible, could meet stricter cyber security requirements and use MQTT direct from the device, such as a lighting controller direct to the cloud platform. For systems where that was not possible, a product was selected to allow translation from the existing protocols to MQTT. All data was validated for structure before being accepted into the cloud platform using a new client-developed toolset. 

The FDD dashboard we configured served as a flexible tool to view current status, diagnostic and alarm information, as well as energy use along with location ID’s for individual equipment and systems. This was instrumental in giving insights into the building use, as well as providing information on systems online during commissioning.

The outcome? A flexible approach to view whole estates of information as well as an individual building.

Case Study: deskquery

Solution for a Major Global Investment Client

Our client, a global financial services company, faced pressure across several buildings in its extensive London campus following a restructure. The goal was to optimise space efficiently and progress a campus strategy that met the needs of the new business model. DeskQUERY™ was used extensively to help plan the process & to evidence space allocation and desk usage.

In order to determine a strategy it was essential to identify where space was allocated and what usage that space had. The overlay of space utilisation onto heatmap floorplans, as well identifying current and
planned allocations graphically, made the complex process seamless and organised. The toolset being friendly made flexible scenario plans possible and several iterations were played out until the optimal plan was scripted, agreed and subsequently implemented.

With the remodelled campus, 3 London buildings were exited, and around 10,000 desk moves implemented to achieve the new strategy requirements. With desks costing as much as £15K per year, savings were in the region of £150 million. Usage is continually monitored to ensure growth and contraction are addressed with a “finger on the pulse of the business needs” approach.

Case Study: AXA XL

Access Control, Surveillance and Maintenance

The client, AXA XL, is a subsidiary of global insurance and reinsurance company Axa. They wanted a future-proof, integrated solution enabling employees to securely access their usual workplace and move seamlessly between different locations. The solution had to be scalable to accommodate new offices as the group grew, and enable the addition of new services onto a single card.

We provided a cost-effective approach, integrating Access Control, Surveillance, Intruder Detection and OneCard services onto the IP network and connecting it to the BMS system. We worked with trusted local partners to ensure all implementation were executed in line with our best practice standards.

Case Study: imperial college london

The Molecular Sciences Research Hub is one of Imperial College London’s newest campuses, located in the White City Opportunity Area, and will be the new hub for the Department of Chemistry. A continuation of the College’s commitment to sustainable development, the new facility will achieve a BREEAM Excellent environmental performance rating.

Onnec were brought in for the SCS and Secondary Containment of the new construction, comprising of 275,000 sqft over 10 floors of office space, requiring the installation of 8,500 outlets. One of the main challenges was in response to the shallow ceiling voids that measuring less than 1m deep in places to facilitate the purpose build open plan lab environments. We had to coordinate all the cable runs and install over 2,000m of fibre optical cable and 400,000m of data cable.

Due to lack of storage on site we were required to store all equipment off-site and deliver to site as required as part of the installation programme. Throughout the project, we utilised our off-site pre-termination to reduce both our total number of deliveries to site and by removing unnecessary packaging we were able to significantly reduce the waste. This was a core requirement of the university and ISG who wanted to mitigate the environmental footprint of the building works.
